A Setlume request is meant to look more like an intake brief than a loose lead. The pilot starts with the details providers usually need before they can price responsibly.

Transaction context
Purchase, sale, refinance, transfer, or pre-sale, plus city, region, property type, value, and closing date.
Readiness signals
Signed contract, hiring timeline, mortgage status, realtor or broker involvement, and whether the client is still shopping.
Complexity flags
Strata, remote signing, private mortgage, non-resident party, estate/probate context, company buyer, tenants, and urgency.
Quote scope
A response form that separates legal/professional fees, disbursements, taxes, other fees, included work, and exclusions.
Private link access
Each request is accessed through a long, expiring provider token. It is not a public marketplace listing.
Contact controls
Consumer contact details can stay hidden until Setlume releases them or an introduction is appropriate.
